We started with one apartment of our own, listed it on Airbnb, and welcomed our first guests a week later. Today we manage 80+ properties across Greater Manchester and Cheshire, and we are 20 minutes away, not 200 miles.

What's a fair Airbnb management fee in Manchester?
The genuine market range in Manchester is 12–20% of booking revenue + VAT. We charge a flat 15% per booking + VAT for the whole ongoing service: listing, pricing, guest vetting, 24/7 communications, cleaning coordination, maintenance and compliance. Beyond a one-off onboarding fee, there are no monthly minimums, no per-booking extras and no lock-in, just a 30-day notice period.
How involved do I need to be once you take over?
As involved as you want to be, most owners settle into a monthly statement and a bank transfer. We handle guests, cleaning, pricing, maintenance and compliance, and only call you about decisions that genuinely need an owner.
What could my property earn on Airbnb in Manchester?
Market-wide, median Manchester nightly rates sit around £105–£120. As a rough guide, a central one-bed typically grosses £18k–£26k a year and a well-located two-bed £28k–£45k, it varies enormously by neighbourhood and furnishing, which is exactly what our free valuation estimates for your specific property.
Do I need planning permission to short-let in Manchester?
It depends on your postcode. Parts of Manchester have Article 4 Directions, and converting a residential property to a predominantly short-let use can amount to a material change of use. We check the postcode-specific position, plus your lease and mortgage terms, as part of onboarding.
